The commercial market in Slough is usually quite resistant to changes in the economy due to its high and condensed working population. Recently however, it too is showing signs that it hasn’t quite slipped the grips of the recession with a number of vacant shops now being available in the High Street and in covered shopping centres. Several larger chain retailers have left the town which has encouraged more £ shops and discount stores to move in.
Overall yields have risen to about 6-7% in the prime areas and yet the secondary areas are more popular with yields as low as 4%, mainly from owner/occupier purchasers.
Recent commercial successes in Slough
266 HIGH STREET, LANGLEY – SOLD
This 423 sq. ground floor shop received numerous offers at the asking price partly due to slightly unusual offering of A5 use, allowing catering use in a busy trading position opposite Lloyds TSB.
The asking price was £175,000 and was sold in fact to a hairdresser three doors away for owner occupation.
288 FARNHAM ROAD SLOUGH
Farnham Road is a local district centre about 1 mile north of the town centre & the busiest area outside the High Street. There are various multiples represented in the area, such as Superdrug, Greggs & Exotic Fruit.
This shop, which accommodates 817sq.ft, was occupied by the Loft Shop who went into liquidation. Shortly after, Frost Commercial let it to Polski Sklep Smarczek (a polish delicatessen) who trades from three other shops nearby. Frost Commercial have been acting exclusively and successfully for the Landlords of this parade, Dealmost Ltd, for a number of years.
AMBASSADOR HOUSE, FARNHAM ROAD SLOUGH
Ambassador House consists of a block of four shops and a further 6,000sqft of offices. It was sold at auction in 2011 and Frost Commercial have been retained as the sole letting agents. The shops are now fully let whilst recently 1,200 sq.ft. of offices were let to CCS Cleaning Services at £10 per sq.ft. with the benefit of 8 parking spaces. Even at this rent, demand for offices in Farnham Road is very limited.
